7 limitations of prefab custom homes
We all know that prefabricated homes are a convenience for the house owner as well as the builder or a turnkey solution provider company. There are plenty of advantages that a prefab home has, and these advantages make life pretty easier for homebuyers.
Before we move on to the limitations of precast homes, let us take a few moments to analyze the positive aspects. Pre-fabricated homes are –

- Fast to construct
- Environment friendly with less material wastage
- Made of high quality material matching to engineering specifications
- Involved with simple on-site logistics
- Less prone to damages due to weather changes and theft
- Cheaper on long-term basis
- Usable for short-term or long-term constructions
However, this solution comes at a cost of some disadvantages. Here they are –
- Difficulty in getting the loans sanctioned
Like every other building material, prefabrication also has its own share of drawbacks; the major one is with the approval of immediate loans for this kind of construction as it is still not considered by the banks as a traditional construction method. Sometimes, the people in the neighborhood also disapprove of such buildings as they are unaware of such technologies.
- Budgeting woes
Budgeting is another concern. If done right, it would be cheaper in the long term. But, doing it wrong can benefit your builder and jeopardize your finances. Due to the high-end technology they cost a bit more than traditional means and usually are affordable for high income groups. Gradually, due to increase in popularity, mass production would happen thereby reducing costs in the years to come. As of now, the costs of prefabricated structures are not flexible for the market.
- Less flexible shapes to reduce cost
It is always suggested to opt for linear structures while going with prefab. If not, the cost may pile up hugely on you. You won’t be able to change the design at later stages, if you choose prefabricated structures as they are pre-made and shipped to the site only during the installation phase.
- No fixed cost
The difficult part of building a prefabricated home is that the builder would not be able to tell you what exactly it would cost to build the entire structure, unless they see the plot. It is only after seeing the site that they can determine the tentative cost of construction or installation.
- Highly skilled labor adds up the cost
Pre-fabricated custom homes require the top notch skilled labor for construction activities and hence the building cost tends to become higher, although the time taken for constructing the building is lesser.
- Waste reduction or increase
Although widely accepted that prefab homes reduce the onsite wastage of material, what if a mass produced design is not up to the mark or is faulty? If so, the entire batch has to be demolished and it would add up to the wastage.
- Customizing – means doing it from scratch
In your haste to have a customized prefab home, you might end up spending too much and it might end up becoming more expensive than the house built using traditional means. The purpose of prefabricated house was to reduce the building time and you end up stretching it too far.
Although quite rare and uncommon, pre-fabricated structures are prone to decay due to certain aspects of harsh weather, like molds and storms or drastic changes the temperature. They are thin structures compared to traditional homes and may not stand the wear and tear of weather in worst case scenarios.
